We sold this property to our business
neighbour back in May ‘07, for £285,000.
Unfortunately, after waiting over five months, and getting near to
exchanging contracts, our buyer had to abort the sale due to illness.
We are waiting to retire, so we have
decided to sell our place at a much lower price than before, to promote
a speedy sale. Also, due to the high
cost of STAMP DUTY to buyers, we have now purposely priced our property below £250.000. (Which reduces

the shop premises on our parade, and have recently had their place assessed by
their landlord for a rent increase, so we are confident that their rent
valuations for our place are pretty accurate. We now have their WRITTEN RENTAL
VALUATION, which puts an income of £750 pm on the accommodation, and £900
pm on the shop, which adds up to £19,800 per annum.
At present, without any alterations, the property is ideally
designed to be leased or rented out to one tenant, who would pay you for the
shop and the accommodation. The combined rents would be a bit less than renting
separately, but leasing to one tenant is certainly a lot easier. However, if you want to lease/rent out the
shop and flat separately, then some work would be needed to make the flat self
contained, plus we would have to get the usual planning permission from Poole
Council. There would not be any problem obtaining the required planning
consent, as almost all of the rest of the parade shops here have already done

Due to the "CREDIT
CRUNCH", obtaining a loan from a bank etc, has become much more difficult,
so unless you have your lenders MINIMUM REQUIREMENT of CASH plus 1%
